East Superior Street in Downtown Duluth will soon be home to a 15-story apartment building. The building will replace the Voyageur Lakewalk Inn.
Duluth’s Titanium Partners has been looking to replace the Voyageur Lakewalk Inn since 2015. Developers said this is a great way to help the Duluth rental shortage.
“We feel that there’s an unmet need there for people that want to live in a nice setting with views of the lake and easy access to parking,” said Brian Forcier with Titanium Partners LLC.
The $75 million apartment project would replace the Inn with 204 studio, one bedroom, and two bedroom units.
“There hasn’t been a more exciting time to be a part of real estate in Duluth. Our community is expanding. We have a progressive city administration right now and the opportunities on legislation that is passed in 2017 is bringing outside capital into Duluth now,” said Forcier.
And there will be a lot of amenities, some of them pretty unique. Like community rooms with panoramic views of Lake Superior, as well as a dog spa. But there’s also a focus on boosting other local businesses.
“We’re also working on an urban grocer for the first floor. And we’re looking at an additional retail space of about 1200 square feet that we’re calling it a boutique retail spot where it could be ideal for a coffee shop or something of that order,” said Forcier.
If the amenities weren’t enough, the building will also feature a skywalk connecting to the new Essentia building.
Developers said they will break ground next year and the development is expected to open in about two years.
The Voyageur Lakewalk Inn is expected to stay open until construction starts.
